A former parking lot in Paris has been transformed into a vibrant mixed-use space with offices, housing, and green areas, showcasing sustainable and adaptive architecture.
Paris project reuses old parking lot
In Paris's 3rd arrondissement, LBBA-Architecture finished transforming an enclosed parking lot into a mixed-use space in 2025. The new space includes 1,670 m² of office space and 213 m² of residential space, located at 7 rue Barbette in the Marais.Preserving industrial heritage
The original structure was a mineral parcel dedicated to cars, and the project reimagined it as a workplace and living space. It retains a large central roof supported by Hennebique reinforced concrete portals, a feature that highlights the site's industrial past.Design with minimal intervention
The transformation emphasizes an aesthetics of the already there, with minimal changes to the original structure. Light is the primary design element, captured mainly from above through a large central glass roof and vertical openings that provide natural ventilation and lighting.Sustainable and low-tech approach
The project uses low-tech concepts, such as manually adjustable external sun protection devices, reflecting a passive and sustainable approach. Variable heights, attached volumes, and differences in atmosphere create a unique spatial experience.Exploring the building as a promenade
The building is designed to be explored as a promenade, with open circulations, internal and external staircases, and walkways offering continuous and fluid access. Vegetation is a key element, with patios, roof terraces, and gardens supporting biodiversity and providing freshness.Housing and offices coexist
Residential units and office spaces coexist in the space. Residents have moved into the residential areas, and a fashion house occupies the office volumes for its headquarters, showroom, and tailoring workshops. The project shows that a building not originally meant for housing or work can be transformed into a living, sensitive space without demolition.
