Carlo-Scarpa residence opens in Saint-Jean-de-Védas

The Carlo-Scarpa residence, inaugurated on Tuesday, October 27, is located in the Roque-Fraïsse neighborhood of Saint-Jean-de-Védas. It features 50 apartments, with 15 of them participating in the Solidarity Real Lease (BRS) program.

BRS program aims to aid homebuyers

The BRS program is part of a broader initiative in the Montpellier metropolitan area designed to assist residents who might otherwise struggle to afford real estate without significant financial support. The goal is to make homeownership more accessible through structured pricing and land ownership arrangements.

Land ownership under the BRS

Under the BRS, the Solidarity Land Agency (OFS) of the metropolitan area purchases the land on which the housing is built and keeps ownership. The household becomes the owner of their apartment but pays a rent for the use of the land, at a rate of 1.30 euros per square meter and per month.

Lower prices and resale restrictions

This setup allows buyers to purchase their apartments at a price lower than the market rate. However, resale is strictly regulated, with limited capital gains, ensuring the property is not used as a speculation tool. These rules aim to prevent rapid price increases and maintain affordability.

Sofia's experience with BRS

Sofia, a 25-year-old student, became a homeowner through the BRS program by purchasing a three-bedroom apartment for just over 210,000 euros. According to the website Donnees-immo.fr, the median sale price for such an apartment outside of the BRS in Saint-Jean-de-Védas is approximately 260,000 euros, representing an approximate saving of 19% for Sofia.

Sofia's perspective on affordability

Sofia stated, "Without the BRS, I would not have been able to buy an apartment, it's impossible," adding, "Or maybe, perhaps. But not in Montpellier! In a remote village deep in the Hérault, yes!" Her comments highlight the program's impact on making homeownership feasible for young buyers in the area.
