France's vacant home issue

France has approximately 3 million vacant homes, highlighting a significant challenge in housing policy and real estate management. These homes are often underutilized or unoccupied, contributing to inefficiencies in the housing market.

Life Annuity property sale

In a recent episode of Let's Talk About Life Annuity, Grégoire Darricau and Marine Delpont presented a property sold through a Life Annuity mechanism. This method allows sellers to retain occupancy while transferring ownership to the buyer over time, with payments structured as monthly annuities.

Cénon property details

The first property, located in Cénon, is a 40 square meter house with two bedrooms and a large veranda, valued at 260,000 euros. It was sold with an initial deposit of 72,000 euros and a monthly annuity of 1,230 euros, allowing the current owners to continue living in the home.

Occupation discount

The sellers, a couple aged 98 and 86, will remain in the house, resulting in a discount for occupation of 33.74%, or about 88,000 euros. This discount reduces the overall cost for the buyer, who will gain ownership but must wait for the sellers to vacate the property before using it.

Montauban property details

The second property, located in Montauban, is a large family house of 240 square meters with 2000 square meters of land, valued at 150,000 euros. It was sold with a free term of 17 years, requiring an upfront payment of 185,000 euros and monthly payments of 1,960 euros for 17 years.

Immediate use and fixed term

Unlike the Life Annuity sale, this property offers immediate use to the buyer, with no discount for occupation. The fixed 17-year payment period allows investors to spread the acquisition cost over time, making it suitable for those with a larger down payment and immediate use needs.
