Home insurance costs vary by city

A study by the neo-insurer Acheel on the 40 largest cities in Metropolitan France, based on the analysis of 44,000 contracts from 2026, reveals that home insurance costs depend on the chosen guarantees, the value of the property, and the size of the dwelling. The study notes that with equal coverage, prices can vary by location and exposure to risks, with insurers considering several risk factors.

Smaller homes have lower premiums in some cities

For small dwellings (less than 50 m2), Brest shows the lowest average premium at 101.63 euros per year, compared to 138.04 euros in Montreuil, a difference of nearly 36%. These differences are explained by local exposure to insured risks, including the frequency of burglaries and acts of vandalism, water damage, urban density, average cost of repairs, and exposure to climatic events.

Larger homes show bigger price differences

For dwellings larger than 50 m2, the differences intensify. Angers shows the lowest average premium at 133.22 euros per year, followed by Brest (134.24 euros) and Tours (134.35 euros), while Paris reaches 200.60 euros, ahead of Aix-en-Provence (191.33 euros), Le Havre (190.88 euros), and Marseille (189.71 euros). The difference between Angers and Paris reaches 67.38 euros per year, or a 50.6% difference.

Risk factors amplify insurance costs

The study notes that for larger dwellings, the higher value of the property to be insured and the potentially higher cost of a claim can amplify these territorial differences. It also points out very different levels of risk according to the territories, including the frequency and cost of burglaries and acts of vandalism, water damage, urban density, cost of repairs, and exposure to climatic risks.
