Airbnb updates housekeeping rules

Airbnb has introduced new housekeeping rules that will take effect for reservations starting November 20, 2026. These changes aim to limit what hosts can ask of their guests, particularly regarding tasks that typically require professional cleaning assistance.

Prohibited tasks for guests

Under the new "House Rules and Reasonable Requests" policy, hosts can no longer require guests to perform tasks such as removing bed linens, operating a washing machine, washing dishes, or taking out the trash. These tasks are considered to be the responsibility of a cleaning staff member.

Cleaning fees and responsibilities

Airbnb states that any cleaning fees paid at the time of booking should cover the cleaning of the property between stays. Guests will not face penalties if they fail to complete a departure task, and any damage is covered by AirCover, the insurance provided by Airbnb for hosts.

Reasonable guest requests allowed

Hosts can still make "reasonable" requests, such as placing dirty dishes in the sink, sorting trash, locking the door upon departure, or returning keys. What is considered reasonable depends on the type of accommodation and local customs.

Standard house rules for hosts

The house rules are also being updated, requiring hosts to select from seven standard rules, such as the maximum number of travelers, quiet hours, pets, and smoking. These rules must be clearly listed in the accommodation description before a booking is made and cannot be added later.

Consequences for rule violations

If a host makes a request that goes beyond the new framework, Airbnb will notify them, and they can contest the decision. Repeated violations may lead to warnings on the listing, reduced visibility in search results, loss of Superhost status, or even account suspension.

Mixed reactions from hosts and travelers

Travelers had long been frustrated by unreasonable requests, but the new rules have received mixed reactions from hosts. Some believe these tasks are necessary to maintain the property, while others worry the changes will make Airbnb more like a hotel and less like the unique experience it is known for.

Specifics on acceptable tasks

Airbnb clarifies that guests can be asked to place dirty dishes in the sink but not to wash them. They can be asked to sort trash and recyclables into internal bins but not to take out the trash. Guests may also be asked to turn off equipment like air conditioning at departure, as specified in the listing.

Warnings for unreasonable requests

The platform warns that asking guests to perform tasks normally handled by a cleaning staff member can lead to negative reviews. Exceptions are made in specific situations, such as asking guests to dispose of trash in secure bins in areas where bears are present. If a host fails to comply, travelers may see an alert on the listing.
