New housing project in North Marseille

A new residential complex is being built in the northern part of Marseille, focusing on social housing and community facilities. The project includes over 180 housing units for young workers, along with a social center and a thalassotherapy center.

Construction activity in the area

The northern part of the Euromediterranean national interest operation perimeter is seeing increased construction activity. Along Lyon Street and near the Gèze metro station, cranes and rising buildings indicate the development of the Smartseille Odyssée district and the digital campus Théodora.

Progress in the Fabriques district

The Fabriques district, developed by XXL Marseille (a joint venture of Bouygues Immobilier and Linkcity), is taking shape on 14 hectares. So far, 489 of the expected 2,200 housing units have been delivered, according to Laurent Manzon, president of Bouygues Building Sud-Est.

New construction project underway

On November 2, the first stone was laid for the 3A1 lot, located at the northern edge of the district. The project, expected to be completed by spring 2028, involves multiple partners including Bouygues Bâtiment Sud-Est and Vincent Lavergne Architecture.

Affordable housing for young workers

The project includes 11 two-bedroom and 173 one-bedroom units. Jean Tournoux, president of the social landlord 3F Résidences, emphasizes the affordable rent for apprentices, estimating around 210 euros including housing benefits. The residence will be managed by MGEL Housing.

Mediterranean-inspired design

Architect Vincent Lavergne describes the design as "Mediterranean contemporary architecture." The building features a high facade to withstand the mistral wind and a descending structure toward the terraced neighborhood, offering roof terraces and shared spaces.

Community and public facilities

The project includes 1,600 m² of public facilities, such as a social center and a district municipal house. Deputy mayor Samia Ghali highlights the importance of these spaces for the surrounding neighborhoods, including the Fabriques, the Crottes, and the Cabucelle.

Sustainable energy system

The development incorporates sustainable energy practices, including a seawater loop connected to the Massileo thalassotherapy system. This system reduces greenhouse gas emissions by 85% and is part of the BiodiverCity Ready initiative.

Energy generation and expansion

A power generation plant will be built under the future residence, expanding the Massileo network. This is the second such plant in the neighborhood, managed by Dalkia, a subsidiary of the EDF group.
